Orchard Estates offer a variety of services to Landlords.

MANAGED

Orchard Estates managed service means that we take care of everything on your behalf.

From advertising your property, showing potential tenants around your property, carrying out credit and reference checks, providing an Assured Shorthold Tenancy Agreement, collecting the rent, providing a full colour photographic inventory, and handing over possession of your property to the tenant.

Once the tenants have moved in, we will deal with any issues which may arise, and arrange with you for any repairs which may be required.

Orchard Estates will collect the rent on a monthly basis, and provide you with a statement of account detailing everything you will need for your tax return.

Orchard Estates carry out regular inspections of the property throughout the term of the tenancy to ensure that the tenants are keeping your property in a good condition and is well maintained.

When the tenants move out, they must provide a minimum of one months’ notice, and we arrange to meet them on their final day inspect the property. We collect the keys from the tenant, and arrange for any cleaning, or other such work to be carried out, should it be required. We will then return the bond to the tenant, and commence advertising for a new tenant.

Our fees for a fully managed service is 10% of the monthly rent plus V.A.T., plus a one off set up fee of £150.00p, which includes all costs involved with arranging everything.

TENANT FIND ONLY

With our tenant find only service, we will advertise your property, arrange viewings of your property, carry out all necessary credit and reference checks, collect one month’s rent, together with one month’s rent as a bond, provide the tenant with a full colour photographic inventory, and hand the keys over to the tenant, the rest is over to you.

The tenants will contact you directly, should they need any assistance, or if something in the property requires attention. Orchard Estates will not be involved at any stage once the tenant has moved in, but will always be available to you with any help or advice that you may need.

Our fees for a tenant find only service is one month’s rent plus VAT.
